Room's & Availability
Our pricing is slightly above market for Riverwest, in part because our location and perks are extraordinary and ever growing, and in part because the base price is reduced each month by our "work off" option. Keep that in mind when comparing prices.
Notes:
- What you see is what you pay. Utilities are fully covered, you will not pay more for electrical, heat, water, or wifi.
- Wifi is high-speed fiber internet.
- Houses have either tankless water heaters or oversized tanks to ensure hot water.
- We do ask you try to follow sustainable, low-energy pratices in alignment with the broader values of the community. If you have energy intensive equipment or use cases, let us know!
- Contributing to community pays. You will have the ability to work off up to $100 a month with about 5 hours of work.
- This applies to work "beyond the normal" - so cleaning shared spaces would not count, but painting a bedroom, building a garden, or similar would.
- Rent your room out. If you travel often, you can rent your room out to Airbnb. Please note that you must do this through a shared account, and some of the revenue will be put into a general "pot" for all community members, since much of the work of hosting happens in your absence.
Hawks' Nest
The Hawks’ Nest is a modern, open concept built in 2002. You enter into a shared community kitchen, dining room, and living area - all open. Residential rooms are on the 2nd floor, alongside a small board game or TV lounge. A large basement hosts an unfinished game room and storage. The back porch is massive, with views of the Milwaukee River Greenway. Electric stove, three bathrooms, three showers. It has ample parking and a two car garage.
Coyote's Den
The Coyote’s Den is a three story duplex praire-style built in 1912 with two main entryways. There is a large kitchen, a furnished dining room, a common room and a sunroom that winters our plants. The large basement has a woodshop and craft area, along with storage (an small plane was built inside this basement!). The duplex has gas stoves, three bathrooms, asnd two showers. There is a separate two car garage and a large parking pad and lawn.
Green Tree Room - $900
Inclusive of utilities, $100 work off option, and eventual end-of-year Airbnb income distribution.
Unique Feature
For the additional cost of $400 a month, this room can be combined with the Hummingbird loft as there is ladder access which can be opened up between the two. This makes this room available for a couple who may want a private office or living space, or a family with the right aged kids who can sleep in the loft. You’ll understand once you see it.
Hideaway - $900

Freshly remodeled, and with access to a private bathroom and shower - plus ample under stair storage.
Library Room - $900

The main door is a bookcase on a secret wheel, which when closed makes the room disappear.
Chickadee Room and Basswood Loft - $1,100

Unique Feature
A loft (for kids? for storage? for sleeping?) accessed by climbing - you guessed it - a Basswood tree. The tree was dying and coming down in a local park, so we got permission to fell it, treat it, and have used it as a ladder / stairway ever since.
Butterfly Loft - $900

A stained glass wall, and a unique closet space which some have actually slept in and others have converted to a play space for kids.
Raven's Roost - $1,200

You can watch both the sunrise and the sunset from large windows in this apartment.
This is its own 3rd floor fully equipped apartment with a large living area big enough for dining space, a small but complete kitchen, a cozy bathroom and decent sized bedroom. Laundry is shared with the household, and is in the basement. There is access both through the main house, or via a private stairway on the exterior of the house.
Squirrel's Nest — $900

The room has a large walk-in closet with a west facing window. Very classy, definitely old-school fancy.
Indigo Bunting — $900

There is a narrow but quite beautiful deck off of this room, overlooking our sunny patio and the forest above the Milwaukee River.
King Fisher — $900

Fully furnised, with a clost - for those seeking shorter stays, or hoping to avoid the cost of furniture, Kestrel is the perfect room as all amenities are included!
Kestrel — $900

Unique Feature
There is a working vanity or sink in this room with running water for brushing teeth, make-up, etc… With a microwave or induction hottop, it opens up the possibility of a small kitchenette.
This north and west facing second story bedroom has hardwood floors, a full closet, and comes with dressers and a queen sized bed already in place.
Other Options
Partner/children pricing for either house
If any space is rented by two people add an additional $250 to any room with $100 work off option per person. And if a partner joins you while living here, we can discuss when the moment feels right for this financial shift. This applies to children as well. If you are a single parent with a child, expect to pay the extra $250 and we can negotiate the work plan.
If you are a couple with a child or children we will discuss and negotiate.
The Full House — $2,800 + utilities
Utilize all five bedrooms. $100 work off for each adult. This could make sense for a family that embraces the community concept, utilizing the entire two story home. Sharing of lower living space, Airbnb and utilites all to be discussed.
